Choosing the RIGHT Short Sale Agent could be their biggest decision.
Traditional Real Estate agents (and I do this too thankfully) market the home, and successful ones might even have a team in place to do things.
People view the home and make offers, the agent negotiates with the Seller and buyers and the home closes and gets sold.
In a short sale, the agent (and his/her team) are authorized to speak to the bank. It’s that agent’s ability to negotiate that makes or breaks the deal. The marketing and the effort are all still essential parts of the deal, but now ON TOP OF THAT, the agent needs to be an expert in how banks operate.
Here’s a checklist to help you pick (it’s biased since we have all this things at the JarvisTeam).
- Full Time Agent
- Full Time Negotiation Assistant
- Has more than 10 listings
- Has A track record with Short Sales
- Has contacts with major banks or (at least a story to tell you about a bank)
- Has an attorney as part of the team (as in someone they can call for immediate assistance)
- Has investors that might be able to come in should there be a need for it
